Value appreciation in Medellín
The latest data from the firm Tinsa reveals that the average value per square meter in Medellín has reached $4,566,000, representing an annual increase of 10.3%. This growth positions the capital of Antioquia as one of the cities with the highest rates of value appreciation among the country's major cities.
In contrast, other capitals such as Bogotá have seen a more moderate increase of 5.7%, although they still have the highest price per square meter in the country, with an average of $5,028,000. Cali and Barranquilla are below this, with average values of $2,906,000 and $3,158,000, respectively.

What is happening with home sales in Medellín?
According to the Business Development Manager of the Gómez Platero firm in Colombia, Medellín has established itself as a highly attractive destination for real estate investment, especially in the short-term rental and flexible accommodation segment. This rental model, based on short stays of generally less than 30 days, has gained popularity among tourists, business travelers, and people who require temporary accommodation, thus driving a new dynamic in the market.
The expert highlighted that medium-scale investors, with capital between 600 and 800 million pesos, are seeing apartments for sale in Medellín as a solid alternative to the low returns of other traditional financial instruments.
New home sales in Antioquia
In March of this year, the housing market in Antioquia experienced a significant upturn not seen since October 2022. Builders managed to sell more than 2,000 housing units in a single month. This is revealed by the latest figures from Camacol and Coordenada Urbana, which indicate that during that period, 2,067 new homes were sold in the department, of which 1,144 belong to the non-VIS segment.
