If the property’s value exceeds $400,000,000 COP, the fee is 1 x $1,000 COP of the property’s commercial value, plus VAT. For our clients, the rate is 0.9 x $1,000 COP, plus VAT.
We need your basic information, such as: the owner’s name, phone number, email address, the property’s address, features of the space, and square footage. If the property is intended for residential use, you can send us the property <u>tax bill</u>; with this document, we can promote your property with a rental rate that aligns with the market. No residential property can be rented for more than 2% of its cadastral value.

As a tenant, you must pay the rent on time, take care of the property, and pay the utility bills promptly. You have the right to receive the property on the agreed-upon date, to fully enjoy the property, to the proper functioning of public utilities, and to receive it in good condition.
It’s important to mention that the rent amount increases depending on the CPI of the previous year. In this case, for the year 2025, properties intended for urban housing could have an increase up to 5.20%. The landlord has full autonomy to apply the increase or not, considering that the amount cannot exceed the legal cap. If this is the case, the tenant may demand termination of the contract without any penalty being imposed.
Yes, but you must keep in mind that the other party—whether the landlord or the tenant—has the right to request the payment of several monthly rent fees due to breach of contract, and the amount to be paid must be agreed upon by both parties. After reviewing your payment capacity, the bank will issue the approval letter allowing you to use the loan. This letter’s validity depends on the bank. You should keep in mind that the shortest validity period offered by a bank is four (4) months, while the longest can be up to eighteen (18) months.
With the approval letter and the selected property, you must begin a process called legalization, which involves sending an appraiser to verify that the property qualifies as valid collateral for the bank, and a lawyer who will perform the title study. So:

However, banks may offer exceptions, so it is not 100% guaranteed.
