El Poblado belongs to Commune 14, one of the 16 communes of the city of Medellín, capital of the department of Antioquia. It is one of the most dynamic areas, generating development and growth opportunities for the city due to its diversity of spaces—from top educational institutions to the most exclusive commercial zones. It is home to some of the most representative companies in the industrial, financial, hotel, and entertainment sectors. In addition, it is one of the safest areas in the city.
In recent years, Medellín’s business activity has become concentrated in El Poblado, as it includes the Golden Mile (La Milla de Oro), where the city’s most important and diverse business centers are located, with the financial sector standing out as the most prominent. This has occurred thanks to El Poblado’s strategic location within the Aburrá Valley, crossed by major roads such as Avenida El Poblado, Avenida Las Vegas, Calle 10, and Avenida Regional, as well as the Upper, Intermediate, and Lower Transversal avenues.
El Poblado is also home to higher education institutions such as EAFIT University, CES University, and Politécnico Colombiano Jaime Isaza Cadavid, in addition to a wide range of institutions dedicated to artistic development. Furthermore, the area has a large number of primary and secondary schools, both public and private, all with high educational quality standards. Some of the most recognized include INEM José Félix de Restrepo, San José de Las Vegas, Colegio La Enseñanza, Marymount School, Montessori School, San José de La Salle, among others.
WHICH ARE THE MOST PREFERRED RESIDENTIAL AREAS IN EL POBLADO?
El Poblado is an area where interaction dynamics differ from the rest of the city, and where opportunities have created ideal spaces for development. For this reason, it has become one of the most preferred areas to live in Medellín. One of El Poblado’s defining characteristics is its high architectural standard, which—compared to other areas of the city—features highly modern and exclusive construction techniques.
There are specific zones within El Poblado that stand out due to the amenities they offer and their location. For example, in the upper areas are Las Lomas, La Calera, San Lucas, and Los Balsos, which have experienced significant residential development in recent years and are now highly populated. In the lower areas, the most preferred residential zones are Castropol, Ciudad del Río, Patio Bonito, La Florida, and La Frontera, as they are flatter, more central, and have easy access roads.
Overall, people prefer living in El Poblado because of the exclusivity and comfort the area offers. These are spaces designed to promote well-being for their residents. As a result, apartment and house developments offer distinctive attributes compared to other parts of the city, such as high-end finishes, spacious layouts, shared common areas for families, green spaces, and average sizes ranging from 150 to 200 m² for apartments and from 200 to 280 m² for houses. All of this supports the high price per square meter of properties located in the area.
