With the aim of protecting citizens and keeping them informed about any actions carried out on their properties, the Superintendence of Notaries and Registry created a tool that alerts people via mobile phone and email about all activities related to each of their properties. These actions include: liens, seizures, mortgages, sales, exchanges, inheritance proceedings, or any type of encumbrance or modification among the more than 100 registrable acts. This tool applies, for example, to commercial spaces for rent in El Poblado, apartments for sale in Sabaneta, warehouses for sale in Medellín, and houses for rent in Envigado—in other words, it can be used for all properties registered with the corresponding Public Instruments Registry Office where the property is located.
The app, called “Early Alerts”, notifies owners in real time and from anywhere about any activity that may occur on the real estate registry records. This is done with the purpose of combating corruption, since if any irregularity arises regarding a property, it can be reported and brought to the attention of the authorities.
Likewise, users will reduce risk by being informed in cases of identity theft, forged signatures in the execution of a public deed, or when an unauthorized third party unlawfully takes ownership of a property without the owner’s prior consent.
It is important to note that this service will be free between February 1 and May 1 of the current year. After that date, an annual fee of COP $12,500 will apply for each registered property record. If more than six (6) records are registered, the fee will be COP $11,300 per record.
