The used housing sector in Medellín has been characterized by strong dynamism in recent years, which is clearly reflected throughout the city, especially in the apartment segment.

Thanks to its constant growth in housing supply, Medellín has transformed not only into a better place to live but also into an attractive investment alternative.

The significant tourism boom, the presence of foreign investors, the Fourth Industrial Revolution, and other economic drivers have made the city increasingly appealing compared to other cities in the country.

Based on our main source of information—the MLS real estate network (“which features specialized software accessible online and contains a large portfolio of properties for sale in Medellín. Real estate agencies registered in the system share property information, allowing for efficient marketing and optimized use of resources”)—we conducted a summary study that yielded the following results:

Currently, there are approximately nine hundred ninety-seven (997) apartments for sale in Medellín.

It is important to note that this study does not include property prices. In this case, apartment prices are excluded because the figures correspond to asking prices rather than final closing prices, as supply prices are generally higher than transaction values.

To clearly identify where these properties are located, we have divided them into four main areas:

• 107 apartments for sale in Belén – Guayabal
• 54 apartments for sale in Downtown Medellín
• 132 apartments for sale in Laureles
• 704 apartments for sale in El Poblado

Based on these figures, El Poblado is the area with the highest supply in the apartment segment, representing 71% of the total. In comparison, the downtown area accounts for only 5%, reflecting its stronger commercial orientation. Belén–Guayabal, with 11%, and Laureles, with 13%, also stand out as areas with high residential supply.
