It is important to mention that this increase applies exclusively to housing contracts and does not affect commercial property leases, such as warehouses, clinics, offices, and premises for rent in Medellín. CPI increase in 2025
On January 9, 2025, DANE announced that the Consumer Price Index (CPI) had increased by 5.20%. This percentage establishes the maximum adjustment allowed for urban housing rental fees during this year. The figure shows a significant decrease compared to 2023, when the CPI reached 9.28%.
When can the rent increase be applied?
This increase can only be applied 12 months after the lease was signed. This means that the adjustment does not apply in January, but depends on the date the contract was signed or renewed. For example, if the contract for the apartment for rent in Laureles was signed in June 2024, the increase can only be made in June 2025.
The increase cannot exceed the CPI variation of the previous year, and the landlord must notify the tenant in advance, in accordance with Law 820 of 2003.
What is the increase for commercial properties?
The parties must agree on the increase for commercial properties, such as premises, offices, clinics, and warehouses for rent in Medellín, or apply it as established in the lease agreement. There is no law regulating the percentage increase in rent for this type of property.
