How to calculate the increase in the administration fee?
There is no specific rule or law regulating the process of increasing the administration fee for apartments for sale in Medellín and other areas of the country. In general, the percentage increase is defined by taking into account the increase in the minimum wage, inflation, or the increase in the costs of services and the projected expenses necessary to make improvements or repairs to common areas.
If it is decided that the increase will be based on the minimum wage, it is calculated as follows:
2024 administration fee x Percentage increase in the minimum wage for 2025 / 100
For example, if the administration fee for a residential complex in 2024 was 300,000, the increase for 2025, according to the minimum wage adjustment of 9.5, would be 28,500. The calculation would be as follows:
300,000 x 9.5 / 100 = 28,500. Therefore, they would now have to pay 328,500 pesos.
On the other hand, if the increase is based on inflation, it would be calculated as follows:
2024 administration value x Inflation percentage / 100
If the administration of a residential complex in 2024 was 300,000, the increase for 2025, according to inflation, which stood at 5.2%, would be 15,600. The calculation would be as follows:
300,000 x 5.2 / 100 = 15,600, so now they would have to pay 315,600 pesos.
When does the increase take effect?
The increase generally takes effect the month after it is approved by the co-owners' association or on the date established in the internal regulations of the residential complex. Some points to consider are:
Official approval: The adjustment must be approved at the ordinary or extraordinary meeting of co-owners, where the percentage increase and the start date are defined.
The administration must clearly and promptly inform owners of the new amount and the start date for payment of the increase. This must be done through circulars, emails, or other official means.
