During the first months of this year, Medellín’s real estate market showed significant growth, thanks to government subsidies for home purchases and the new preferences people have when choosing their living spaces. Housing Market Behavior in El Poblado
In the first four months of this year, apartments for sale in El Poblado and other residential properties spent an average of 234 days on the market, representing a 9.5% decrease compared to the same period of the previous year. Additionally, the number of houses for sale in El Poblado increased by 26%.
On the other hand, apartments for rent in El Poblado spent an average of 116 days on the market before being leased, which represents a 3.4% decrease compared to what was observed in the first four months of 2021.
This area includes neighborhoods such as Patio Bonito, Los Balsos 2, Santa María de los Ángeles, Las Lomas 1 and 2, Alejandría, Lalinde, Castropol, La Florida, and La Aguacatala.

In Envigado
In this area, during the first four months of the current year, apartments for sale in Envigado remained on the market for an average of 183 days, which represents a 2.3% decrease compared to the same period of the previous year. The number of houses for sale in Envigado increased by 20%. These figures are very positive for those looking to put their properties up for sale, as demand and interest have increased.
As for apartments for rent in Envigado, they stayed on the market for an average of 90 days before being leased, which is 25% less than what was observed in the first four months of last year.
